Home Inspection Process


A home inspection is not required for the purchase of a house but is highly recommended. This will no doubt be one of the largest purchase you make.  Finding a trusted and licensed Home Inspector to thoroughly inspect your future home may prevent thousands of dollars of unexpected repairs later on.

Inspection day is often one of the most exciting moments of home buying because it’s likely the first chance you have to go inside the home since you made your offer. It’s also usually the last chance you’ll have until a final walkthrough. But more importantly, it’s your opportunity to make sure you know what you’re getting yourself into when it comes to the condition of the home. 

A home inspection is more than a list of problems that you may use in negotiations with the seller for potential repairs. It is a detailed report that is something of a “new owner’s manual” for the home. It will include maintenance tips and important safety issues. This will help ease the transition into your new home.

A block of time, usually 3-4 hours, is reserved for your inspection. Sentinel will do a thorough inspection of all accessible systems and components of the house. We recommend coming towards the last hour of the inspection time-frame, allowing us to fully concentrate on the inspection process while giving you time to take a more in-depth look at the house.

Once completed, we will review any areas of concern with you and answer any questions you may have face-to-face. The condition of the house will be documented and explained using text and photos in your inspection report. The report is for you and your agent only and will serve as a guide for the negotiation process.


Once the inspection report is delivered to you, some decisions will need to be made. It is now time for you to sit down with your real estate agent. Your agent helped you find the prefect home, now they will help you make a huge decision.  Upon review of the structural and cosmetic condition of the home, you as the buyer will need to decide if the repairs are serious enough to cause major concern or minor enough to continue to closing. Additionally, if you proceed with the sale, you may also request that the seller fix and repair specific items. Your real estate agent is the professional to guide you through the final stages of your home buying process.

Radon testing for peace of mind

We offer radon testing at a great price of $100 when combined with a home inspection.  This test may appear to be optional, however, radon gas is found in all fifty states and is odorless, tasteless, and invisible.  Have peace of mind by adding this to your home inspection.
