Home Inspection Process

BEFORE

A home inspection is not required for the purchase of a house but is highly recommended. This will no doubt be one of the largest purchase you make.  Finding a trusted and licensed Home Inspector to thoroughly inspect your future home may prevent thousands of dollars of unexpected repairs later on.

DURING

Inspection day is often one of the most exciting moments of home buying because it’s likely the first chance you have to go inside the home since you made your offer. It’s also usually the last chance you’ll have until a final walkthrough. But more importantly, it’s your opportunity to make sure you know what you’re getting yourself into when it comes to the condition of the home. 

Home inspections don’t just provide you with a list of problems you may want to use in negotiations with the seller for potential repairs. It will provide you a detailed report that is something of a “new owner’s manual” for the home. It will include maintenance tips and important safety issues. This will help ease the transition into your new home.

You should plan on being there for the inspection and your agent can accompany you as well.  Chances are the seller’s agent will be there too, to help get any quick answers the inspector might need. A thorough home inspection takes time and you don’t want to rush through it. A block of time usually 3-4 hours is reserved.

During your home inspection it's your time to be a student. Sentinel will explain your home’s systems and give you maintenance tips which will be documented with text and photos in your inspection report. You can also use this time to measure and plan for the big move ahead. The day of inspection will probably feel like a whirlwind of activity. You may be a little nervous about what the inspector will find, however that is a normal feeling.

AFTER

Once the inspection report is delivered to you, some decisions will need to be made. It is now time for you to sit down with your real estate agent. Your agent helped you find the prefect home, now they will help you make a huge decision.  Upon review of the structural and cosmetic condition of the home, you as the buyer will need to decide if the repairs are serious enough to cause major concern or minor enough to continue to closing. Additionally, if you proceed with the sale, you may also request that the seller fix and repair specific items. Your real estate agent is the professional to guide you through the final stages of your home buying process.
